Since 2023, multisite transformation studies have focused on the transformation of commercial properties on a national scale, covering approximately 75 sites formerly occupied by retailers such as Casino Group, Intermarché, and Carrefour. These initiatives explore possibilities for site reconfiguration, repurposing, densification, and urban renewal, in both urban and suburban contexts.

The approach is based on a detailed analysis of the sites’ transformation potential, incorporating the definition of programmatic scenarios, operational phasing, and the redevelopment of city entrances. It takes into account changes in retail, new forms of mobility, and contemporary challenges related to land use efficiency, in order to balance economic viability with urban quality.

These studies also examine existing urban planning documents to test their limits and identify regulatory leeway. They thus help bring forth renewed visions that reconcile controlled densification, quality of use, landscape integration, and environmental transition.

Finally, this work contributed to the ICADE–SCET Barometer on the transformation of city entrances, offering a strategic analysis of the changes underway in a context marked by the restructuring of large retail spaces, net-zero land-use change targets, and growing housing needs.
