“BIOS” Saint-Priest (France) - 2026

Contexte & enjeux

In Bron (Rhône), the Porte des Alpes sector (31 ha) is undergoing a transformation with the conversion of the former Leroy Merlin site into a mixed-use development covering 17,267 m² of floor space, comprising two-thirds retail and one-third leisure and services.

The project covers an area of 36,000 m².
Named ‘Bios’, the programme has ambitious architectural, environmental and urban planning goals.

Aiming for Breeam Very Good certification, ‘Bios’ combines low-carbon concrete and steel, timber-framed façades, larch cladding and reused materials, which should avoid the emission of 539 tonnes of CO2 equivalent.
The roof will be fitted with 6,600 m² of photovoltaic panels to generate nearly 1,250 MWh annually.

The project also gives pride of place to greenery, with 9,200 m² of open ground, achieving more than 80% de-impermeabilised space compared to the existing building. To achieve this, the
car park will be moved above the commercial ground floor.
