Contexte & enjeux
The project consists of the rehabilitation of an existing building composed of an ERP on the ground floor and offices on the 3 upper floors. The same organization is kept: ERP on the ground floor only and offices on the upper floors without creating additional floor space.
As the existing curtain wall contains asbestos, we decided to remove the façade and rebuild it identically using durable materials: the glazed frames are made of aluminium in a dark RAL 7022 colour, and the spandrels and lintel are made of emalite sandwich panels in the same colour.
We keep the same grid of spines; they will be clad with a metallic cover in a golden colour RAL 1022.
The rear façade is also kept, with a plain rendering in a light RAL 9010 colour covering the whole wall.
A car park with 44 spaces is provided on the periphery of the site. Planted pergolas punctuate the two parking areas. A motorbike parking area is located to the west of the site.
The 2 disabled parking spaces are located opposite the building entrance. At the foot of the facades are the 7 electric parking spaces.
Three existing trees will be removed in order to allow for the development of the parking area. On the other hand, we are replanting a number of trees to set the building in a green setting.
